While it’s impossible to please every buyers’ taste, there are several easy things you can do to make your home more appealing without spending a lot of money. Here are 8 Ways to Make Buyers Fall in Love with Your Home. Try some of these tricks and see if your showings get buyers swooning:

1. Check your curb appeal

Take an honest look from the curbside. What are buyers seeing first? If your home needs to be painted or pressure washed, consider making that investment. Clean up landscaping by trimming trees and bushes, planting some fresh annuals, and laying new mulch. Clean windows, repair sagging soffit, or porch railings, and have any trip hazards on your driveway or front walk repaired. Finally, consider some attractive, yet subtle decorations for your front porch.

2. Create an inviting entryway

When buyers step inside your front door, you want them to feel welcomed. Avoid Capital Gains When You Sell On A 1031

When most of us consider investing in Annapolis real estate, we envision cash flow, excellent returns on our investment when selling, and the many wonderful benefits of owning an income-producing property.  You’ll recall, however, that Uncle Sam always wants a fair share of our wealth-building strategies. And, owning real estate is how many Americans continue to create wealth for themselves.

How do I pick a contractor?

Ideally, you want to build the same kind of relationship with your contractor as you do with your real estate agent: one built on trust that makes you want to go back to that person for any future needs. Your contractor should be a very good listener and communicator. You want them to “get” your vision for your home, and to keep you in the loop every step of the way. Do your due diligence by checking out contractors’ reputations, talking with other clients, and looking at work they have done previously before you make your selection.

How much will my project cost?

Of course, the answer depends upon the scope of your project, but in order to get the best estimate from your contractor, take time to write down each detail of your plan so that the contractor can include everything in their estimate. Once you have a list in hand, visit a site like Fixr.com to get a rough estimate of what your plans may cost. Renovations are famous for taking longer and costing more than originally planned, but this is often because the homeowner makes additions or changes along the way, or they don’t realize that, for example, if you move a wall in your home, you may have to then reroute electricity and outlets. One item often leads to another, so you have to look at everything piece by piece.

How long will renovations take to complete?

As we said above, this depends on the amount of work being done– and how many changes are made along the way. The more pre-planning you do, the better estimate your contractor can give you.

How do I prioritize projects?

Do I need permits?

Your contractor will know what projects require permitting. Make sure that you do abide by permitting regulations, as failure to secure proper permits can come back to bite you if further work is needed down the road.

How much will renovations increase my home value?

Every homeowner hopes that making improvements will increase their home’s value, and this is usually the case, but sometimes what homeowners view as improvement can turn out to be liabilities to future buyers. For example, don’t put so much money into the house that it becomes more expensive than the rest of the neighborhood. And be careful not to add personal style preferences that can’t be easily changed, like ornamental fixtures, radical architecture, or unusual landscape features.

How should I pay for renovations?

If you have the cash to pay for your renovations, that’s certainly a good way to go. Otherwise, you might consider a home equity loan with a manageable monthly payment or a revolving line of credit that you can use for renovations as well as emergencies that may arise later.

Should I Buy A House During the Holidays?

It’s that time of year. The Holidays are here. As we find ourselves entrenched in the holiday season, you may be wondering, is now a good time to buy a house?If you’ve been considering buying a new home and you’re not sure whether or not to start or continue your home search during this time of year, The Wright Team of Coldwell Banker Realty recommends you consider the following while taking the time to decide.

Mortgage Loan Interest Rates

Interest rates are still at historically-low levels right now compared to the past.  Now might be the time to capitalize on securing a low rate should rates continue to increase. Lower interest rates mean increased purchasing power for buyers. Lower monthly payments and higher purchase prices mean you can get more for your money and in some cases, even jump into a higher price point.

Less Competition

During the Winter months, fewer people are looking to purchase homes. A lot of people wait until the Spring to get serious about home shopping and purchasing a house. People just assume that Spring is the best time to buy and sell houses. But if the house you’re looking for is out there in the Winter, by all means, you should go get it. Yes, there will still be other home shoppers out there and home sellers can only sell their home to one person but you stand a better chance of obtaining the home of your dreams if fewer people bid on it. There are fewer multiple-offer situations during the holidays.

Motivated Sellers

People who list their homes during the Winter are typically motivated to sell. It’s cold. It’s dark earlier and it’s really easy to say “Let’s wait until the Spring.” Most people are inclined to relax at home and enjoy the holiday season with their families. So, if a family is willing to prepare their
home, list their home, and allow showings and inspections, chances are that they will want to sell and close the deal. Which means they may be more inclined to negotiate and comply with repair requests. It’s not necessarily true that buyers have the advantage in negotiations during the holidays but the sellers looking to sell during the holidays are going to work to get the transaction done.

Schedule Flexibility

One of the great things about the holidays is the time off. Having some downtime at work gives you more time to shop and find the home of your dreams. It also allows you to come to the inspections, attend any walkthroughs, sign and come to closing and even move in without
crushing all of your vacation time at work. Most of the year is consumed with work, school and extracurricular activities but things seem to be a little slower and self-paced during the holiday season.

Ultimately, it’s up to you and your family to decide if buying during the holidays is a good idea. But it’s not something you should automatically dismiss or push off until the Spring.
